How Do I Request Maintenance?
We will keep you updated on the status of the maintenance request and will be in contact for any scheduling purposes. You can also call our office or send an email, if you have a question or need immediate assistance. It is best not to leave messages on the agent’s cell phone, as the response may be delayed.
I Have A Maintenance Emergency
You can reach us 7 days a week by phone for any maintenance emergency you may have. You should be prepared to know the location of electric, gas and water shutoffs to prevent property damage until a service provider can respond. True after hours emergencies are considered: No Hot Water, Loss of Heat, Flood, Water Leak that may cause damage, Loss of ALL commodes, Loss of Air Conditioning IF outside temperature is greater than 85°, Electrical Problems, & Loss of Refrigeration
How Do I Turn On The Utilities?
When you sign your lease agreement, you will be given contact information for local providers.
Do I Need Renter’s Insurance?
Renter’s insurance to cover any damage caused by you to the rental property and your possessions is required for all single family homes and most multifamily. Ask your agent for further information.
When Is My Rent Due?
Your rent is always due on the first of the month and is late if not paid by the 5th. A late fee, equal to 5% of your rent, will be applied if payment is received after the 5th.
What Forms Of Payment Do You Accept?
We accept all forms of payments. Cash is accepted in the office only, please do NOT mail or put cash in our on-site drop box.
Do I Need Approval To Paint?
Yes, all alterations to your rental unit will need to be approved by the owner. Please contact us for details.
My Lease Is Up, Do I Need To Give Notice?
Yes, you will need to give written notice per your lease agreement, which is at least 30 days.
Can I Move Out Early?
If you need to move out early, you will forfeit your entire security deposit. Because of this, additional fees may be owed for past-due rents or fees and possible damages. This is detailed in your lease agreement.
How Do I Get My Full Security Deposit Back?
The rental unit must be returned in the same condition as received, except for normal wear and tear. You will receive detailed cleaning instructions at the beginning and end of your tenancy. You will have the opportunity to have a pre-inspection, prior to your move out. If any repairs and/or cleaning are necessary after you have vacated the property, the charges will be deducted from the security deposit. Please refer to your rental agreement for additional details.
When Can I Expect My Security Deposit?
Typically your security deposit disposition will be done within 30 calendar days after you have officially vacated the unit, by turning over all keys and openers to the Agent.
